Terry has great advice about the outside. Just know that once the Buyer has a ratified contract, the Buyer has the right to insist that all systems work, at the Seller’s expense. So prior to offering the home for sale, the Seller should fix all systems: roof and its flashings shed water, gutters drain, all electrical outlets work (particular the GFI), HVAC operates without leaks, windows open and close, electrical panel is wired correctly and has available openings for new circuits, etc. Terry has gotten the Buyer in the house. Make sure the systems are good enough to keep the Buyers in the house long enough to get and keep a ratified contract.
