The saying ‘sex sells’ is old news but is it true and current and valid today?

As reported on realtor.com this video from The Agency isn’t safe for work. They go as far as to ask:

“is this purportedly real estate–related video just sexploitation?”

More importantly they state:

“We’re guessing that this clip will get lots of repeat viewers—and not necessarily from interested buyers.”

With more than 120,000 views the video is certainly being watched, but is it effective marketing?

The video is part of a single property Website created by the company (www.15queenannecourt.com.au) and it, in part, invites you to an open house for one of their listings. Note: while the video doesn’t contain nudity we don’t know that it can be called ‘safe for work.’

Neo Property describes itself as “incorporating the very best and most scientific, accountable approach to sales and marketing” and they take that to the max with this listing video; it not only uses sex but also includes an amazing amount of action. It obviously takes real estate marketing to a whole new level but I’m not sure if it is a higher or lower level.

The real question remains; is it good or bad marketing? You decide:
