Why Don’t Buyers and Sellers Care About You?

Stephen M. FellsThe two most important people in a home transaction are the buyer and the seller. If they are happy then the Realtor on each ‘side’ will probably end up happy too. ‘Probably’ circles around the question of commission.

Too many Realtors still focus on themselves and their brand during listing presentations. Of course this information has a place but sellers needs are simple; in general they want three questions answered:

1. How much money am I going to get?
2. How are you going to get it to me as quickly as possible?
3. How much is this going to cost?

In this selfish world we need to give people what they want. Sellers want their property to be the one thing you focus on selling. Telling them about all the other homes you are simultaneously marketing, while demonstrating how busy you are, tells them that they aren’t top of your list. While that might be true stating it doesn’t help anyone. Sellers want you to sell their home, not the one down the street. Buyers needs are obviously different but equally as simple; they want information and lots of it.

It’s why a single property Website works so well, there is no richer source of information about one home online.
