New York Regional Median Home Price Holds Steady Between October and November 2023

OneKey® MLS, reporting detailed, month-over-month statistical information about residential, condo, and co-op sales transactions in the regional MLS coverage area, reported 0.00% change in closed median sale price between October and November 2023.

Farmingdale, NY – Dec. 21, 2023 (PRNewswire) OneKey® MLS is the one source real estate marketplace for monthly statistics for residential real estate transactions from Montauk to Manhattan, north through the Hudson Valley and the Catskill Mountains. For November 2023, OneKey MLS reported a regional closed median sale price of $615,000, a 0.00% change as compared to the figure reported in October 2023. In a year-over-year comparison, the closed median sale price increased 7.00% from $575,000, reported in November 2022. Between October 2023 and November 2023, closed regional sales transactions, including residential, condo, and co-op sales, decreased 11.00% to 3,847 from 4,321. Year-over-year, transactions were down 17.7% from November 2022.  Across the region, pending sales transactions decreased 10.70% in a month-over-month comparison, reportedly 3,828 in November 2023 as compared to 4,288 in October 2023. Year-over-year, pending residential sales were up 1.70% in November, from 3,763 the year prior.

Five of nine counties reported an increased closed median sale price in a month-over-month comparison, while two counties reported a decreased median sale price, and two reported no change. The Bronx (+11.20%), Putnam (+8.00 %), Orange (+2.50 %), Rockland (+2.00%), and Westchester (+0.80%) Counties reported month-over-month increases in closed median sale price. Nassau (-2.10%) and Sullivan (-4.2%) reported decreases in month-over-month residential sale price, while Suffolk and Queens Counties reported no change (±0.00%).

OneKey MLS CEO Richard Haggerty is optimistic about next year’s housing market, citing anticipated lower interest rates, which may increase bring more houses to market. “I think that we’re going to continue to see a downward trend with interest rates and that should really set the table for a much more robust 2024. Between June and July, New York Residential Closed Median Sale Price Increases by 3.40%

OneKey® MLS, reporting detailed, month-over-month statistical information about residential, condo, and co-op sales transactions in the regional MLS coverage area, reported a 3.40% increase in closed median sale price between June 2023 and July 2023.

Farmingdale, NY – Aug. 18, 2023 (PRNewswire) OneKey® MLS is the one source real estate marketplace for monthly statistics for residential real estate transactions from Montauk to Manhattan, north through the Hudson Valley and the Catskill Mountains. For July 2023, OneKey MLS reported a regional closed median sale price of $633,000, a 3.40% increase as compared to the $612,000 reported in June 2023. In a year-over-year comparison, the closed median sale price rose slightly as well, increasing 2.10% from the $620,000 reported in July 2022. Between June 2023 and July 2023, closed regional sales transactions, including residential, condo, and co-op sales, decreased to 4,288 from 4,899, representing a month-over-month decrease of 26.00%. Across the region, pending sales transactions decreased in a month-over-month comparison, reportedly 4,642 in July 2023 as compared to the reported 5,313 in June 2023.

Seven of nine counties reported an increased closed median sale price in a month-over-month comparison, while two counties reported a decreased median sale price. Putnam (+7.70%), Queens (+6.30 %), Nassau (+4.30 %), Westchester (+4.30%), Orange (+2.10%), Rockland (+2.10%), and Suffolk (+1.80%) Counties reported month-over-month increases in closed median sale price. The Bronx (-4.60%) and Sullivan (-12.30%) Counties reported month-over-month decreases in closed median sale price.

New York Residential Closed Median Sale Price Increases by 3.40% Between May and June, and Year-over-Year Price Holds Steady

OneKey® MLS, reporting detailed, month-over-month statistical information about residential, condo, and co-op sales transactions in the regional MLS coverage area, reported a 3.40% increase in closed median sale price between May 2023 and June 2023.

Farmingdale, NY – July 18, 2023 (PRNewswire) OneKey® MLS is the one source real estate marketplace for monthly statistics for residential real estate transactions from Montauk to Manhattan, north through the Hudson Valley and the Catskill Mountains. For June 2023, OneKey MLS reported a regional closed median sale price of $612,000, a 3.40% increase as compared to the $592,000 reported in May 2023. In a year-over-year comparison, the closed median sale price held steady, decreasing less than 1.00% from the $615,000 reported in June 2022. Between May 2023 and June 2023, closed regional sales transactions, including residential, condo, and co-op sales, increased to 4,747 from 4,063, representing a month-over-month increase of 16.80%. Across the region, pending sales transactions decreased slightly by 1.30% in a month-over-month comparison, reportedly 5,355 in June 2023 as compared to the 5,424 in May 2023.

Six of nine counties reported an increased closed median sale price in a month-over-month comparison, while three counties reported a decreased median sale price. Westchester (+14.10%), Orange (+9.50 %), Sullivan (+6.30 %), Nassau (+4.50%), Suffolk (+3.60%), and Rockland (+0.40%) Counties reported month-over-month increases in closed median sale price. Queens (-1.50%), Putnam (-3.90%) and Bronx (-7.20%) Counties reported month-over-month decreases in closed median sale price.
